What’s Included in our High Rise Apartment Inspections?
The High Rise Apartment Inspection is designed specifically for apartments in a strata managed building 3 stories or higher. The inspection is completed in accordance with AS4349.1-2007 Annexure B which specifically excludes all strata areas and restricts the inspection to apartment internal areas and immediate external areas (e.g. balcony and entry door areas).
The areas to be inspected, as applicable include:
- Internal walls and ceilings
- Doors and windows
- Plumbing drains, taps and toilets
- Cabinets, vanities and mirrors
- Shower screens and baths
- Appliances, lights and air-conditioning
- Balcony areas
- Immediate areas outside
- Car bays and store rooms (if accessible)
Some Things to Keep In Mind
Our Sydney building Inspectors make all efforts to inspect car bay areas and storage areas. Due to the restricted nature of the inspection on a strata-managed site, it is highly unlikely that access to inspect for structural defects will exist. Timber Pests are not included, but reference to any such issue may exist as a maintenance item. A summary of advice regarding Termites is provided to assist communication with Strata for this matter.
