What’s Involved in the Invasive Inspection
The Invasive Inspection is completed in accordance with AS4349.0-2007 specifically to access areas normally obstructed during visual inspection by cutting, digging, removing areas to the property. This may be a recommendation during a purchase inspection or due to investigation of an independent issue.
The standard invasive inspections include:
Subfloor – Hatches are cut to allow visibility of the framing under the floorboards
Wall Cavity – Sections of the wall lining are removed to access the wall frame
Borescope – 10mm holes are drilled through floors or walls to inspect areas in the immediate area behind the hole (note visibility can still be restricted by unknown insulation or framing)
Roof Cover – The roof cover is removed in places to access and inspect the roof frame below
Roof Insulation – The insulation is moved to inspect roof framing below
