Terms and Conditions
These Terms and Conditions govern the provision of building inspection services by SURE Services Group Pty. Ltd. (ABN 73 673 593 318, ACN 673 593 318) trading as SURE Building Inspections ("SURE", "we", "us"). By booking an inspection, you agree to these terms.
Service-specific terms for building inspections — scope, access requirements, report delivery, 12-month support, limitations, complaints, and dispute process.

1. Agreement to terms
By booking an inspection with SURE Building Inspections, you agree to be bound by these Terms and Conditions and, where applicable, the service-specific terms linked above. If you do not agree, do not proceed with the booking.
These terms apply to all inspections conducted by SURE Services Group Pty. Ltd. (ABN 73 673 593 318, ACN 673 593 318) trading as SURE Building Inspections and its franchisees across Western Australia and New South Wales.
2. Service scope
SURE provides visual building inspections and timber pest inspections for residential and commercial properties. All inspections are visual in nature — they do not involve destructive testing, invasive investigation, or specialist engineering assessment unless explicitly agreed in writing in advance.
The scope of each inspection type is defined in the relevant service-specific terms. It is your responsibility to confirm that the inspection type you have booked is appropriate for your purpose.
12-month report follow-up support
Where a service includes 12 months of follow-up support, that support is limited to reasonable phone or email questions about the completed report during ordinary business hours. It does not include legal, financial, engineering, design, invasive, or new-defect advice; new site visits; written expert opinions; or replacement reports unless SURE agrees in writing.
3. Booking and cancellation
Booking confirmation
A booking is confirmed when we issue a written booking confirmation by email. A deposit or first payment instalment may be required at this stage depending on your payment method.
Cancellation by you
- Cancellations made more than 24 hours before the scheduled inspection time: no cancellation fee.
- Cancellations made within 24 hours of the scheduled inspection time: a cancellation fee of $110 (incl. GST) applies to cover inspector time and travel costs.
- No-shows (inspector attends and cannot gain access): the full inspection fee is payable.
To cancel, call 1300 787 327 or email the address provided in your booking confirmation. Cancellations must be received during business hours.
Cancellation by us
We reserve the right to cancel or reschedule an inspection due to extreme weather conditions, inspector illness, or other circumstances beyond our control. In such cases, we will contact you as soon as practicable and rebook at the earliest mutually available time at no additional charge.
Refunds and consumer guarantees
Refunds are assessed against the services ordered, work already performed, and any non-excludable rights available to you under the Australian Consumer Law. Nothing in these terms removes any consumer guarantee, refund right, or other remedy that cannot lawfully be excluded.
Force majeure
SURE is not responsible for delay or non-performance caused by events beyond our reasonable control, including severe weather, unsafe access, emergency conditions, illness, utility outages, platform outages, or government directions. We will take reasonable steps to notify you and reschedule affected services.
4. Payment
Payment is due on the day of inspection before the report is released. We accept bank transfer, credit card (via Stripe), and Afterpay (subject to Afterpay's terms and approval). GST is included in all quoted prices. An invoice will be issued following payment.
5. Liability limitations
Our inspections are conducted to the professional standard of a building inspector exercising reasonable care and skill. Nothing in these terms excludes, restricts, or modifies any guarantee, right, or remedy that cannot lawfully be excluded under the Australian Consumer Law or other applicable consumer protection legislation.
Where the law permits SURE to limit liability, our liability is limited to the resupply of the services, payment of the cost of resupply, or another remedy available under the applicable law.
To the extent permitted by applicable consumer protection legislation (including the Australian Consumer Law), we exclude liability for consequential, indirect, or special loss.
6. Dispute resolution
If you have a complaint about an inspection or report, please contact us within 14 days of receiving the report using the contact details below. We will acknowledge receipt within 2 business days and endeavour to resolve the matter within 15 business days.
If a dispute cannot be resolved directly, either party may refer the matter to the relevant state dispute resolution body:
- Western Australia: Building and Energy Division, Department of Mines, Industry Regulation and Safety
- New South Wales: NSW Fair Trading
7. Governing law
These Terms and Conditions are governed by the laws of the state in which the inspection is conducted (Western Australia or New South Wales as applicable). The parties submit to the non-exclusive jurisdiction of the courts of that state.
If any part of these Terms and Conditions is found to be invalid, unlawful, or unenforceable, that part is read down or severed to the extent required and the remaining terms continue to apply.

Descriptive and comparative statements on this website and in our marketing material — including statements about our inspectors' experience, the scale or coverage of our building-defect data and DefectIndex, our methodology, and similar general claims — are general statements based on SURE's own records and information current as at the date of publication. They are provided for general information only, are not professional advice, and may not apply in every individual case.
The specific experience, qualifications and accreditations of each inspector are set out on our Inspectors page and prevail over any general marketing statement. To the extent permitted by law, SURE does not warrant that every general or comparative statement applies without exception.
