What’s Included in our High Rise Apartment Inspections?
The High Rise Apartment Inspection is designed specifically for apartments in a strata managed building 3 stories or higher. The inspection is completed in accordance with AS4349.1-2007 Annexure B which specifically excludes all strata areas and restricts the inspection to apartment internal areas and immediate external areas (e.g. balcony and entry door areas).
The areas to be inspected, as applicable include:
- Internal walls and ceilings
- Doors and windows
- Plumbing drains, taps and toilets
- Cabinets, vanities and mirrors
- Shower screens and baths
- Appliances, lights and air-conditioning
- Balcony areas
- Immediate areas outside
- Car bays and store rooms (if accessible)
Some Things to Keep In Mind
Inspectors make all efforts to inspect car bay areas and storage areas. Due to the restricted nature of the inspection on a strata managed site, it is highly unlikely that access to inspect for structural defects will exist. Timber Pests are not included but reference to any such issue may exist as a maintenance item. A summary of advice regarding Termites is provided to assist communication with Strata for this matter.

Cost of a Perth High Rise Apartment Inspection
At SURE Building Inspections Perth our pricing for a Perth High Rise Apartment Inspection depends on the building size. All prices are inclusive of GST.
The inspection is completed in accordance with AS4349.1-2007 Annexure B for internal apartment areas and where possible to car bays and storerooms. Our inspection will report structural defects if visible inside the apartment, to the immediate accessible area outside of the apartment, car bay area and store rooms.
