Appin sits in a declared Mine Subsidence District. Building work there needs approval from Subsidence Advisory NSW on top of council consent. Better to know before you plan, not during.

The suburb does not tell you the age

Campbelltown, Airds, Claymore, Minto and Bradbury mix original 1970s and 1980s housing with rebuilds from the last twenty years, often side by side. We assess the dwelling in front of us, not the suburb's reputation.

New estate, new build checks

Oran Park, Gregory Hills and Catherine Field are recent slab on ground estates. On those we concentrate on the slab perimeter, site drainage and the waterproofing detail, which is where new builds tend to go wrong.

Clay that moves through the year

The corridor sits on heavy clay soils derived from shale. They swell and shrink with moisture, and footing design follows the site classification under AS 2870. That determines how we read a crack.

Is this pre-purchase inspection the same as a structural inspection?

Yes. The pre-purchase inspection on this page is a Structural Inspection carried out to AS 4349.1-2007 Annexure A, covering roof frames, load-bearing walls, subfloor structures, and the slab and footings. Combined and Comprehensive inspections cover more and are booked as separate services.

What does the pre-purchase inspection include?

It focuses on the structural integrity of the key elements: roof frames, load-bearing walls, subfloor structures and the concrete slab and footings. Refer to AS 4349.1-2007 Annexure A.

What happens during a pre-purchase inspection?

The inspector assesses each area outlined in the inspection criteria, then delivers a final report outlining any defects or issues affecting the property's condition.

When should I get a pre-purchase inspection?

Whenever you are buying a property or planning a major renovation.

Is a pre-purchase inspection necessary?

Structural issues can be costly, so a structural inspection should be an essential part of your due diligence.

Does a pre-purchase inspection include termites?

No — timber pest is a separate service under AS 4349.3. Book a Combined inspection to have both in one report.

Yes, with the selling agent's permission.

Do I need to attend?

No, you don't need to be present during the inspection. Once you book with us, we arrange access and manage the entire process for you. After the inspection is complete, your inspector will personally call you to walk through their key findings and important observations in detail.

Do I have to arrange the time?

No — we arrange timing with the agent or seller on your behalf.

When do I receive the report?

Your detailed report will be delivered on the same day as the inspection, usually by the end of the day, subject to access and availability. After the inspection, your inspector will personally call you to walk you through the key findings.

Can you explain the report?

Yes — the inspector calls on completion, and you can ask questions any time for 12 months after the inspection.

Can the inspection be used for council approval?

No — please contact a building surveyor for that.

How long does it take?

Generally 1–2 hours on site. The report is issued later the same day.

Do you check for asbestos?

Asbestos is excluded from scope per AS 4349.1 and requires laboratory testing. Where it is obvious, the inspector may flag risk areas of cement fibrous sheeting; a Licensed Asbestos Surveyor must be engaged for formal testing.

Will structural leaks or water ingress be checked?

Yes, the inspector reports indications of roof and plumbing leaks that may point to structural issues, though some leaks can only be confirmed with further, more invasive investigation.

What's the difference between a Structural Inspection and a Comprehensive Inspection?

The Structural Inspection covers only structural elements under AS 4349.1 Annexure A: roof frame, load-bearing walls, subfloor and slab. The Comprehensive Inspection extends this to Annexure C, adding non-structural maintenance items such as doors, windows, roof cover and plumbing fixtures. Choose Structural to confirm structural soundness only; choose Comprehensive for a fuller condition picture.

Is the pool inspected as part of a pre-purchase inspection?

No, pool structure, equipment and fencing fall outside the structural scope. We recommend engaging the pool shop currently managing the pool for its own inspection and maintenance history.

Is this the same as a home inspection or a house inspection?

Yes. A home inspection, a house inspection and a property inspection all describe the same pre-purchase building inspection under AS 4349.1 — an independent look at the structure before you commit. Different agents and lenders use different words for it; the report you receive is the same.

Do you send a qualified building inspector, or a subcontractor?

Your building inspector is the person who attends, writes the report and calls you afterwards. Territories are run by local owner-inspectors, so the inspector who takes the booking is the one on site — and the one you can ring for the next 12 months.

Is my property in a mine subsidence district?

Appin sits within a declared Mine Subsidence District under NSW law. Building work there needs approval from Subsidence Advisory NSW as well as council consent. Confirm the status of an address before you plan a renovation.

My suburb had 1970s public housing. Does that mean an older, riskier build?

Not on its own. Campbelltown, Airds, Claymore and Minto have seen a lot of redevelopment since the mid 2000s, so original stock and recent rebuilds sit on the same streets. We assess the individual dwelling and its actual build year.

What matters most on a new build in Oran Park or Gregory Hills?

These are recent slab on ground homes still inside the statutory warranty period in NSW, which runs six years for major defects and two for all other defects from completion. We look hardest at the slab perimeter, the site drainage and the waterproofing.

Why does soil type matter here?

The corridor sits on heavy clay soils derived from shale, which take up moisture and swell, then shrink as they dry. That movement can lift and drop footings over time. Footing design follows the site classification under AS 2870.

I am in my cooling off period. Can you inspect in time?
