Sydney defects our inspectors photograph and severity-rate
Cracks in external masonry walls caused by ground movement or differential settlement of the footing system. Most observations are Category 0–2 under the BCA/AS 2870 scale (hairline to 5mm width) and represent cosmetic or minor structural concern, but a small proportion progress to Category 3–5 where structural engineer involvement is required. The crack pattern, location, and change over time determine whether this is a maintenance item or a structural event.

Mortar bedding and pointing on tiled roofs cracks over time due to thermal movement and weathering. Cracked mortar at ridge caps, hip ends, and verge flashings allows water to track into the roof cavity, leading to ceiling staining, battens and top-plate decay, and eventual leak damage if left unattended.

A non-destructive moisture meter has detected elevated readings in wall or ceiling linings at the time of inspection. Elevated readings alone do not confirm the source — they indicate that water is present in a material and that further investigation is warranted to rule out active leaks, drainage failure, or concealed termite activity.

What is the 12 months of free advice?
For 12 months after your inspection, you have phone and email access for questions about the completed report during ordinary business hours. For technical matters, we route you back to the inspector who visited your property.

Do you inspect apartments and strata buildings?
Yes. We inspect strata lots (individual units) and common property where the strata manager grants access. Our report covers the internal fabric of the lot: walls, ceilings, wet areas, balcony, plus any common-area access provided. For a full picture, we recommend reviewing the strata records (10-year capital works forecast and meeting minutes) alongside the building inspection.
What's included in a pre-purchase inspection?
AS 4349.1 compliant visual inspection of the dwelling, outbuildings, roof space, subfloor (if accessible), exterior, and fencing.
Can I attend the inspection?
You're welcome to — with the selling agent's permission — but there's no need to be on site. Your inspector calls you afterwards to talk through the findings, and the full report follows by email.
