What is the turnaround on a Bateau Bay inspection?

The building inspection runs to AS 4349.1 and reports the accessible parts of the structure and the site. It records termite-conducive conditions such as bushland at the boundary or a slab edge that has been covered over, but it does not report on termite activity itself. That is a timber pest inspection under AS 4349.3 and it is a separate scope. In Bateau Bay we would book both on most properties, and they are carried out in the one visit.
Why is termite risk the first thing raised in Bateau Bay?
The southern end of Wyrrabalong National Park sits inside the suburb, so a lot of Bateau Bay backs onto bushland. Bush interface means more timber in the soil, more moisture held near the ground and more untreated pathways to a dwelling. It is one of the few suburbs on the coast where our inspectors have recorded confirmed termite damage rather than only risk, which is why we treat it as the lead item rather than a footnote.
What is a concealed slab edge and why does it matter?
On slab-on-ground houses the edge of the slab should stay visible so termite entry can be seen. Rendering, paving, garden beds or added steps often bury it. Once covered, activity can reach the frame without showing on the outside, so an inspector will note it as a limitation on what the inspection could confirm.
My report says several areas were not inspected. Is that normal here?
It is common in Bateau Bay's 1960s to 1980s stock. One local report recorded five separate access restrictions in a single house, covering the roof void, the garage, the floor structure and rooms full of furniture. Those notes are not padding. They tell you exactly which parts of the house nobody has seen, and they are the parts worth negotiating access to before settlement.
What construction should I expect?
Bateau Bay was declared a village in 1937 but built out mainly between the 1960s and 1980s, so expect a mix of brick veneer and clad stock, with slab-on-ground more common toward the later end. That range matters because the inspection focus shifts: a slab house is a slab-edge and drainage conversation, an older clad house on a suspended floor is a subfloor conversation.
