Strata office due diligence is different, scope it correctly
In a high-rise strata building, you are buying a tenancy, not a building. Access to the structural frame, roof, plant rooms, and common areas is controlled by the body corporate, a standard commercial structural inspection is neither appropriate nor achievable. AS 4349.1-2007 Annexure B exists precisely for this context: it scopes the inspection to what you actually own and what you can access.
What the building inspection won’t tell you is the financial and maintenance health of the whole building. That sits in the strata records, levies, sinking fund balance, known defects, outstanding orders, and planned capital works. A building with a depleted sinking fund and deferred major maintenance can impose unexpected special levies on new owners within months of settlement. Pairing this inspection with a Strata Records Inspection is the standard practice for informed commercial strata buyers.
If you are acquiring the tenancy as an investor, also consider how make-good obligations under the existing or future lease interact with the current condition documented in the inspection report. Defects that are the building’s responsibility versus those that are the tenancy holder’s responsibility are not always obvious, your solicitor needs the inspection report to draw that distinction accurately.

Is the seller obliged to fix defects found?
