The pre-sale full building, pest, and maintenance inspection is SURE’s most thorough vendor option. Your inspector covers structural defects and pest activity, then walks you through the maintenance picture on site, so you finish the inspection knowing what needs attention now and what can wait.

For sellers of older properties, having that information before listing is useful. Ageing roofing, dated plumbing, or an end-of-life hot water system surfaced by your own inspector before listing is much easier to deal with than the same finding in a buyer’s report. If you choose to do maintenance work before listing, we refer you to SURE Building Services to scope and quote the job.

The report sets out what to address before listing, what to disclose, and what is typical for the property’s age and unlikely to concern most buyers. Maintenance priorities are discussed on site during the inspection. A written schedule with timeframes will be added to reports once our in-house reporting software is live.

What does this inspection cover?

It combines a structural building inspection (AS 4349.1-2007) and a timber pest inspection (AS 4349.3-2010) — roof frame, subfloor, load-bearing walls, slab and footings, external timbers, plus moisture testing — and adds a maintenance walk-through. Your inspector talks you through the items worth maintaining or repairing before you list.

What does the maintenance component add?

Beyond defects and pest activity, the inspector identifies the major elements worth maintaining or repairing — roof, guttering, paint, hot water, plumbing and electrical — so you know which items to address before a buyer's inspector raises them.

Is this overkill for a pre-sale inspection?

For newer properties, possibly. But for homes over 15 years old the maintenance component adds significant value. Buyers of older homes expect some deferred maintenance — showing them a professional assessment demonstrates transparency and often supports your asking price.

Do you provide a written maintenance schedule with timeframes?

Not at this stage. Maintenance priorities are discussed verbally on site during the inspection so you understand what needs attention now versus what can wait. For any follow-up work, we refer you to SURE Building Services. We're working on adding a written schedule to reports once our in-house reporting software is live.

When will I get the report and do I need to attend?

Same-day reports are standard — usually within 5 hours, subject to access. There's no need to attend, though many vendors join the on-site maintenance walk-through to discuss priorities directly. You can ask questions for 12 months afterward.

Do sophisticated buyers request this level of detail?

Increasingly, yes. Property investors and experienced buyers specifically look for maintenance context to model their holding costs. Providing it upfront positions your property as a transparent, well-managed asset.
