The Commercial Final Inspection is designed to verify the condition of a commercial property in the days before settlement, completed in accordance with AS 4349.0-2007. The inspector tests all accessible power points for polarity, air-conditioning units, included appliances, taps and drains, and documents any moving damage, priced by floor area, with same-day report delivery subject to access and availability.
What you’re confirming at final inspection
Between exchange and settlement, commercial properties can change condition, through the vendor’s continued occupation, tenant departure, or simply the passage of time. The final inspection is your contractual checkpoint: services are tested, inclusions are verified, and any damage from vacating occupants is documented before the keys change hands.
The report is delivered the same day, giving you a written, photographic record to present at settlement if condition disputes arise. If defects are documented, you have the evidence to support a delayed settlement, a price adjustment, or a rectification requirement, all before the contract completes.

Does this include machinery or office equipment?
No, machinery and office equipment not included in the sale are outside scope. The inspection covers fixed inclusions only: A/C, kitchen appliances, fixed electrical services, and plumbing.
Is this the same as the residential Final Inspection?
The scope is similar but priced by floor area for commercial properties. Commercial final inspections do not include testing of machinery or office equipment, which is a specific exclusion in the commercial scope.
How is the price calculated?
By floor area in 100 sqm increments. Above 500 sqm, a per-sqm rate of $0.80 applies.
