The detail

About a building maintenance inspection

The Building Maintenance Inspection identifies maintenance items for an established property, in accordance with AS 4349.1-2007 Annexure A with the following variations: air-conditioning, fixed kitchen appliances, garage door, and other installed services are tested as part of the scope.

Unlike a pre-purchase structural inspection, this service focuses on maintenance defects rather than structural integrity, providing homeowners, landlords, and property managers with a comprehensive picture of what needs attention, and in what order.

Why this inspection matters

Deferred maintenance compounds. A minor gutter failure becomes a fascia replacement; a slow appliance leak becomes a subfloor moisture problem. The Building Maintenance Inspection gives you a documented, prioritised list of what needs attention now and what can be scheduled, so you can allocate repair budgets with confidence rather than reacting to failures.

The scope goes beyond a standard visual check: air-conditioning, fixed kitchen appliances, and the garage door are operationally tested, not just observed. That matters because mechanical faults don’t show up in a visual pass, and they’re often the most urgent items on a maintenance list.

For landlords, the report provides a baseline condition record before re-leasing. For owners who haven’t had a formal inspection in several years, it surfaces the maintenance backlog in one visit rather than discovering items one by one through trades callouts.

Common questions

About building maintenance inspection

Is the Building Maintenance Inspection the same as a pre-purchase inspection?

No, the maintenance inspection is a non-structural scope designed for homeowners and landlords wanting to understand maintenance requirements. It does not assess structural integrity (which would require a separate Structural Building Inspection).

Does this include timber pest inspection?

Not as standard, however, a timber pest inspection can be added to the booking. Contact us to discuss.

How does this differ from the Warranty Inspection?

The Warranty Inspection is specifically for new builds within 6–12 months of handover and includes structural components. The Building Maintenance Inspection is for established properties of any age and focuses on maintenance rather than structural defects.

Is this inspection useful for landlords?

Yes, it provides a documented condition report before re-leasing, which can be used to establish baseline condition for a new tenancy. It is not a formal condition report under tenancy legislation, but provides useful supporting evidence.

Does this include swimming pool or reticulation testing?

The standard scope covers installed services including garage door and fixed appliances. Pool and reticulation testing can be added, contact us to confirm scope before booking.
