Construction stage inspections for commercial builds
Commercial construction follows the same broad sequence as residential: slab, frame, lock-up, pre-lining, and practical completion. The inspection at each stage captures what is visible and accessible before the next trade covers it.
Slab / base stage
After the slab or floor system is complete, before structural framing begins. For commercial builds, this includes tilt-up panel preparation, post-tensioned slab geometry, penetration positions, vapour barrier continuity, and site drainage infrastructure. The slab inspection is the foundation for everything that follows — dimensional errors at this stage are structural issues, not cosmetic ones.
Frame and structure stage
For steel portal frame, timber frame, load-bearing masonry, and tilt-up concrete construction. The inspector verifies connection details, bracing, anchor bolt patterns, and structural member sizes against the approved drawings. At this stage, the full structural system is visible. Once cladding and lining begin, access to critical connections is gone.
Lock-up stage
Once the building envelope is closed: roof covering installed, external cladding in place, windows and doors fitted. For commercial construction, this includes assessment of roof sheet fastening, wall cladding lap and seal, flashing integration at penetrations and wall junctions, and stormwater infrastructure. The building envelope is the primary weather-resistance line for the asset’s life.
Pre-lining / pre-fit-out stage
Before internal lining, fitout, or tiling. In commercial builds, this is the window to assess insulation, electrical and mechanical rough-in, wet area waterproofing (where applicable), and internal partition framing. Wet area waterproofing failures — most common in commercial bathrooms and amenities — are not correctable without removing completed tiling.
Practical completion / handover
After all trades have finished, before occupation or settlement. For commercial properties, this inspection covers internal fitout quality, services function, external site works, compliance items visible to an inspector (balustrades, glazing, exit paths), and any defects carried forward from earlier stages. The handover report is the baseline condition record for the property and is directly useful in settlement negotiations and defect warranty proceedings.
Due diligence for commercial buyers and investors
Buyers purchasing a newly constructed commercial property — whether from a developer off the plan or at practical completion — benefit from an independent inspection in the same way residential buyers do. The builder’s practical completion sign-off and the private certifier’s compliance certification serve different purposes to a buyer-advocacy inspection. Neither is assessing condition on your behalf.
A pre-settlement commercial inspection gives you a documented condition record at the point of transfer, a basis for any defect rectification requests before settlement, and the starting point for any warranty claims that arise in the first two years of occupation.
For investors or developers acquiring the property with lease-back arrangements or make-good obligations, the inspection establishes an objective condition baseline at handover — relevant when a tenancy ends and the make-good process begins.

How does commercial new build inspection differ from residential stage inspection?
The inspection methodology is similar — both follow the five-stage sequence from slab to handover — but commercial builds involve larger floor areas, different structural systems (tilt-up concrete, steel portal frames, load-bearing masonry), and National Construction Code requirements specific to commercial buildings. The inspector scopes the assessment to the building class and construction type.
Can you inspect at just one stage, or do I need a full package?
Single-stage inspections are available. If you have missed earlier stages, the current stage inspection still provides value — it captures what is visible at that point and documents conditions before they are concealed.
What building classes are covered?
Class 5 (offices), Class 6 (retail), Class 7 (warehouses and car parks), and Class 8 (light industrial). Contact us for Class 2 mixed-use or larger commercial projects — these are priced on application.
How is pricing calculated for larger commercial buildings?
By floor area per inspection stage. Above 1000 sqm, a per-sqm rate applies. Multi-stage packages are available for projects requiring oversight across the full construction sequence.
