About a high rise apartment inspection

The High Rise Apartment Inspection is designed specifically for apartments in strata-managed buildings of 3 storeys or higher, completed in accordance with AS 4349.1-2007 Annexure B.

Annexure B restricts the inspection to the apartment’s internal areas and immediate external areas, including the balcony, entry door, and car bay where accessible. This is the appropriate standard for high-rise apartments where common areas are managed by the body corporate, not the individual lot owner.

A summary of termite advice for communication with strata management is included in every report.

Why this inspection matters

Buying an apartment doesn’t mean everything is in order. Internal defects, plumbing faults, wall damage, wet area failures, non-functional appliances, are not visible from a real estate inspection and can add up to significant costs after settlement.

In a strata building, the structure, the frame, roof, and common areas are owned and managed by the body corporate, not the individual lot owner. Annexure B scopes the inspection accordingly: what you are buying is the internal lot, and that is what the report covers.

What happens during a High Rise Apartment Inspection?

The inspector assesses each area in the inspection criteria (refer AS 4349.1-2007 Annexure B) and delivers a final report of defects, issues and recommendations.

What about the common areas?

For a thorough inspection of all common areas, contact Strata — we need Strata's permission before inspecting any common areas. The apartment inspection itself covers your internal lot and immediate external areas.

Can I attend?

Yes, with the selling agent's permission.

Will the inspector check for structural defects?

Due to the restricted nature of high-rise inspections, access to structural elements is typically not available. The report notes where access was not possible, and Strata records (a separate service) identify known structural defects in common areas.

Do you check electrical and gas?

Fixed Kitchen Appliances are checked for serviceability. Polarity testing is available for an extra fee. Gas is specialised and not tested, though the gas hot water is checked for serviceability.

Is smoke alarm testing included?

No — this must be completed by a qualified electrician. We document how many smoke alarms are fitted.

Are plumbing pipes inspected?

Yes — visual defects are reported and taps and drains are tested. We recommend a licensed plumber where needed.

Is the seller obligated to fix maintenance and non-structural items?

Generally not for minor items, though major defects may be their responsibility. Check your contract and consult your settlement agent.

When do I receive the report?

Same day — usually within 5 hours of completion, subject to access.

Can you explain the report?

Yes — we call on completion to discuss the observations, and you can ask questions any time for 12 months after the inspection.

Should I also get a Strata Records Inspection?

Yes — we strongly recommend pairing the Apartment Inspection with a Strata Records Inspection. The records reveal levies, planned maintenance, known defects, insurance, and litigation history for the whole complex.

How long does it take?

Generally 1–2 hours on site. The report is issued later the same day.
