The pre-sale combined building and pest inspection shows vendors what structural and pest issues exist before listing, covered in a single visit. It’s the standard pre-sale inspection for termite-prone areas, which includes most of Perth and large parts of Western Sydney.
Having your own report before listing means you decide what to fix, what to disclose, and what is normal for the property’s age. You’re not reacting to a buyer’s findings at settlement.

What does the combined pre-sale inspection cover?
It combines a structural building inspection (AS 4349.1-2007 Annexure A) and a timber pest inspection (AS 4349.3-2010) in one visit and one report — roof frame, subfloor, load-bearing walls, slab and footings, external timbers, plus moisture testing for termite and structural risk. You see everything a buyer's inspector would, ahead of time.
Should I get the combined inspection or just building?
In termite-prone areas (most of Perth and Western Sydney), we recommend the combined inspection. Buyers almost always commission a pest inspection alongside their building inspection, so covering both in your pre-sale report removes two potential objection points instead of one.
Can I use this report to negotiate with tradespeople?
Yes. The report details each issue with photographic evidence and location mapping, making it straightforward to get targeted quotes from builders, pest controllers, and other tradespeople before you list.
How far in advance of listing should I book?
Ideally 4–8 weeks before your planned listing date. That gives you time to arrange any repairs or treatment while keeping the report current enough to share with potential buyers.
When will I get the report?
Same-day reports are standard — usually within 5 hours, subject to access. The inspector calls you on completion to walk through the findings, and you can ask questions for 12 months afterward.
Do I need to attend the inspection?
There's no need to attend. As the vendor you can arrange access at a time that suits you, and the inspector phones you when finished to explain what was found.
How is the property assessed?
The building is compared to a similar-age, well-maintained building of the same type — a fair, like-for-like picture of its condition that helps you frame findings sensibly when speaking with buyers.
