The Strata Site Maintenance Inspection is designed to identify maintenance items for common areas at a strata-managed property, completed in accordance with AS 4349.1-2007 Annexure A and Annexure B. It is typically commissioned by strata management companies or the council of owners.
The inspection covers all accessible external building fabric, shared facilities, and strata-managed timbers. Access to some common areas may be limited by locked private spaces or hatches located within private residences, any such limitations are noted in the report. Individual unit interiors are out of scope.
Why this inspection matters
Strata common areas accumulate deferred maintenance that no single owner is responsible for tracking. Pathway cracking, gutter deterioration, retaining wall movement, and failing shared infrastructure tend to worsen between AGMs unless a formal inspection creates a documented record with prioritised action items.
The Strata Site Maintenance Inspection provides that record. For strata managers, it supports defensible maintenance planning and levy-setting. For the council of owners, it provides an independent assessment, not a contractor’s quote or a resident’s complaint, of what the common areas actually require and in what order. The council of owners has a fiduciary duty to maintain common property in good repair; a documented inspection provides evidence that duty is being discharged, and surfaces safety hazards in shared facilities, stairwells, paths, retaining walls, before they become liability events.
It also provides contemporaneous documentation in body corporate disputes where the condition of common areas is contested.

No, the strata site maintenance inspection covers common areas only (external building fabric, shared areas, accessible strata timbers). Individual unit interiors are private property and not within the strata inspection scope.
Is timber pest inspection included?
An inspection of accessible strata-managed timbers under AS 4349.3 is included. This covers common area timbers, fencing, pergolas, common roof framing where accessible. It does not cover internal timbers inside private lots.
How is the price calculated?
By the number of units in the strata complex, in tiers of 5 units. An additional unit fee applies for units beyond 20.

Yes, the maintenance report can inform a strata maintenance fund assessment, though formal sinking fund forecasts require a specialist quantity surveyor.
