Commercial Electrical Polarity Testing is an add-on service for any SURE commercial building inspection, testing all accessible power points for defective wiring conditions between the plug and RCD. Priced at $100 per 100 sqm of floor area, and included as standard in the Commercial Final Inspection. Results are documented in the main inspection report.

What polarity testing finds, and why it matters before you take occupation

Visual inspection cannot detect reverse polarity, open earth, or open neutral conditions. These faults are invisible to the eye but create genuine electrical safety hazards, particularly in commercial premises that have cycled through multiple tenancy fit-outs, where each successive occupant may have added or modified power point circuits without full compliance documentation.

For PCBUs (persons conducting a business or undertaking) under the Work Health and Safety Act, there is a positive duty to ensure the workplace is without risk to workers. Documented polarity test results, obtained before occupation, form part of a defensible WHS due diligence record. They don’t replace a licensed electrician’s compliance inspection, but they identify which circuits need referral and give you specific, evidenced grounds to require remediation before staff move in.

For older buildings or any premises with undocumented fit-out history, polarity testing is a low-cost addition to any pre-purchase or pre-occupation inspection that produces records with immediate practical utility.
