What does a pre-sale timber pest inspection cover?
The inspector looks for current and previous termite activity throughout the house and surrounds — architraves, cabinetry, door and window frames, skirting boards, the roof frame, walls and floors — and carries out moisture testing. The report identifies termites, borers, wood rot, any conducive conditions, and recommendations. It follows AS 4349.3-2010.
What if termites are found before I list?
Finding termites before listing gives you time to arrange treatment, document it professionally, and present the resolved issue with full transparency — far better than a buyer's inspector raising it mid-negotiation.
How recent does a pest report need to be for selling?
Buyers and their solicitors generally expect pest reports to be no more than 3 months old. We recommend booking your pre-sale pest inspection within 4–6 weeks of your planned listing date.
Is a pest clearance certificate different from a pest inspection?
Yes. A pest inspection documents current conditions and any evidence of past or present activity. A pest clearance certificate is issued by a licensed pest controller after treatment, confirming the property is clear. We provide the inspection; a pest controller provides the clearance.
When will I get the report?
Same-day reports are standard — usually within 5 hours, subject to access. The inspector calls you on completion to explain the findings, and you can ask questions for 12 months afterward while you prepare to list.
Do I need to attend the inspection?
There's no need to attend. As the vendor you can arrange access at a time that suits you, and the inspector phones you when finished to talk through what was found.
How can I reduce the conditions termites look for?
Termites are drawn to warm, damp areas and untreated timber, cardboard and paper, as well as timber or plants kept against the house. Clearing these away and keeping subfloor and perimeter areas dry helps present the property well before listing.
