Common defects we find on combined building & pest inspections
Patterns indexed across the Perth and Sydney corpus. These are the types of findings you might see in your own report.
Active subterranean termites
Evidence of active termite activity, concealed entry points, or conducive timber conditions around the perimeter.
Rising damp on south walls
Capillary moisture rising through limestone foundations, common in older Perth coastal stock.
Inadequate subfloor ventilation
Poor underfloor airflow that increases moisture and timber-pest risk.
About a combined building & pest inspection
A combined building and pest inspection is a practical choice for buyers across Perth and Sydney. One visit, one report, covering structural condition and timber pest activity together.
Our inspectors run the full scope of both a building inspection (AS 4349.1) and a timber pest inspection (AS 4349.3). That includes structural assessment, moisture detection, thermal imaging (where deemed required), termite identification, wood borer checks, and fungal decay evaluation. Both assessments are completed in full.
The combined report comes with same-day delivery, subject to access and availability. It has photos, location mapping, and clear recommendations. Every combined inspection includes 12 months of free advice from SURE, so your inspector is still reachable after settlement.

About combined building & pest inspection
What does a combined building and pest inspection cover?
It combines a structural building inspection (AS 4349.1-2007 Annexure A) and a timber pest inspection (AS 4349.3-2010) in one visit and one report. The inspector checks the roof frame, subfloor, external site timbers, load-bearing walls, slab and footings, pergola and other timbers, and carries out moisture testing.
Why combine building and pest inspections?
A combined inspection satisfies pre-purchase due diligence by covering both termite and structural risk in a single visit. You get one report covering both scopes, with pricing confirmed before booking.
Is a combined inspection as thorough as two separate inspections?
Yes. Our inspectors are qualified to conduct both assessments and follow the same standards — AS 4349.1-2007 for building and AS 4349.3-2010 for timber pest. You get the full scope of each.
How long does a combined inspection take?
A combined building and pest inspection typically takes 1–2 hours on site, depending on the size and age of the property.
When will I get the report?
Same-day reports are standard — usually within 5 hours, subject to access. The inspector calls you on completion to walk through the findings, and you're welcome to ask questions for 12 months afterward.
Do I need to attend the inspection?
There's no need to attend. We arrange the timing with the agent or seller and attend only with their permission. The inspector phones you when finished to explain what was found.
How is the property assessed?
The building is compared to a similar-age, well-maintained building of the same type. That gives you a fair, like-for-like picture of its condition rather than holding an older home to the standard of a new build.
