Commercial conveyancers routinely require clearance on both structural integrity and timber pest risk before they’ll advise a buyer to proceed unconditionally. Booking them together satisfies both requirements in a single step, lender and solicitor requirements met, one access slot negotiated, one report to brief your advisers.
The structural assessment identifies critical defects: cracking, movement, weakened load-bearing elements, and slab issues. The timber pest assessment covers all accessible timbers within the building and up to 30 metres of the site, termite activity, wood-boring beetles, wood rot, and chemical delignification. Because both scopes are completed in the same visit by the same inspector, there is no risk of conflicting condition assessments arising from a gap between separately-commissioned reports. The result is a single, consistent picture of the property’s physical condition on the day of inspection.

What is the difference between Combined and Comprehensive Commercial?
The Combined covers structural elements and timber pests. The Comprehensive additionally includes non-structural maintenance items, drainage, fit-out condition, services, and more.
How is the price calculated?
By floor area in 100 sqm increments. Above 500 sqm, a per-sqm rate of $1.50 applies.
How long does the inspection take, and when is the report ready?
It varies with the size and age of the property — smaller premises take around 1–1.5 hours, while large commercial sites can take more than a full day. Standard commercial reports are issued the same day; larger sites need extra time to compile.
Is asbestos covered?
Asbestos is excluded under AS 4349.1 because it requires laboratory testing. Your inspector may flag obvious cement-fibrous-sheeting risk areas, but formal identification requires a Licensed Asbestos Surveyor.
Is the seller obliged to fix defects found?
Generally not for minor or non-structural items; major defects may be the seller's responsibility. Check your contract and consult your settlement agent or solicitor.
