Beyond the structure, why maintenance condition matters in commercial deals
For commercial buyers, the structure is only part of the picture. Older commercial premises carry maintenance liabilities that won’t appear in a structural-only report: drainage problems, failing roof cover, deteriorating gutters and downpipes, non-functioning air-conditioning, defective plumbing, and worn or damaged fittings across the tenancy.
These items don’t compromise structural integrity, but they do affect operating costs, tenant satisfaction, and the property’s readiness for occupation or re-leasing. A comprehensive inspection captures all of them, roof to subfloor, external site to internal fitout, and gives buyers a quantifiable capital expenditure picture before settlement. That picture has direct value in price negotiations and in post-settlement budgeting.
For properties acquired with existing tenancy obligations or make-good clauses, the comprehensive scope also establishes a documented baseline of condition at the point of acquisition, useful when a tenancy ends and condition comparisons are required. For high-value acquisitions or properties with extensive site improvements, this is the scope most institutional and portfolio buyers specify as standard.

About commercial comprehensive inspection
How long does a commercial inspection take?
It varies with size and age: smaller properties take 1–1.5 hours, while large commercial sites can take more than a full day. Standard commercial reports are issued the same day; larger sites need extra time to compile.
Is smoke alarm testing included?
No — this must be completed by a qualified electrician. We document how many smoke alarms are fitted.
Are RCDs sighted and tested?
No — this must be completed by a qualified electrician. We do offer polarity testing to verify the wiring between power points and the RCDs.
Is electrical wiring checked?
Not directly, but we can conduct polarity testing to all power points.
Is the pool inspected?
We inspect the surface and fencing around the pool only. For the rest we recommend a local pool shop.
Is testing of solar panels included?
No — this must be completed by a qualified electrician. We document any visible damage to panels.
Do you check for asbestos?
Asbestos is excluded from scope per AS 4349.1 and requires laboratory testing. Where it is obvious, the inspector may flag risk areas of cement fibrous sheeting; engage a Licensed Asbestos Surveyor for formal testing.
Are plumbing pipes inspected?
Yes — visual defects are reported and taps and drains are tested; we recommend a licensed plumber where needed. The hot water system is a visual inspection only.
Will leaks be checked?
Yes — we look for indications of roof, shower and plumbing leaks. Some leaks require further invasive steps to confirm.
Is the seller obligated to fix maintenance and non-structural items?
Generally not for minor or non-structural items, though they may be responsible for major defects. Review your sale contract and consult your settlement agent.
Does the age of the property affect the inspection?
Yes — the building is compared to a similar-age, well-maintained building.
What does the non-structural maintenance scope cover?
It covers all accessible non-structural elements of the building and site, drainage, roof cover, gutters, doors, windows, plumbing, lights, air-conditioning, and more. Everything a prudent commercial buyer would want assessed beyond the structural frame.
Is the comprehensive inspection worth the additional cost over the combined?
For older commercial properties or high-value acquisitions, yes. The maintenance items captured in the comprehensive scope are often the basis for price negotiation and capital expenditure planning.
How is the price calculated?
By floor area in 100 sqm increments. Above 500 sqm, a per-sqm rate of $2.50 applies.
