A pre-sale structural building inspection gives vendors the advantage of knowing exactly what a buyer’s structural inspector will find, before they find it. Why get a building inspection before selling?
A pre-sale inspection lets you identify and address structural issues before buyers raise them. You go into negotiation already knowing what a buyer's inspector will find, which reduces uncertainty and the chance of late price pressure.
What does the inspection cover?
The inspector assesses the same structural elements a buyer would commission under the contract of sale — roof frame, load-bearing walls, subfloor structure, and concrete slab and footings — and delivers a report of the issues found. It follows AS 4349.1-2007.
Do I have to share the report with buyers?
No — the report is yours. Many vendors choose to share it to demonstrate transparency and build buyer trust, but there's no obligation. You can use it privately to prioritise repairs before listing.
When will I get the report?
Same-day reports are standard — usually within 5 hours, subject to access. The inspector calls you on completion to walk through the findings, and you can ask questions for 12 months afterward while you prepare to list.
Do I need to be there?
There's no need to attend. As the vendor you can arrange access directly, and the inspector phones you when finished to explain what was found. You stay in control of the timing.
Can you also do repairs before sale?
We don't do repairs ourselves, but the report identifies issues clearly enough for you to get targeted quotes from tradespeople. Our 12 months of free advice means you can call us while managing the repair process.
Can the report be used for council approval?
No. A pre-sale building inspection assesses the property's condition for selling — it can't be used for council approval. For that, you'll need to contact a registered building surveyor.
