This inspection is essential for any buyer purchasing a lot in a strata scheme. The physical condition of the building tells you one part of the story; the strata records tell you the other, levies, sinking fund health, planned expenditure, and any legal proceedings that could affect your investment.

What is a strata records inspection?

A strata records inspection is a desktop review of the strata scheme's records, financial accounts, meeting minutes, known defects, maintenance history, insurance, disputes, and litigation. It is completed without visiting the physical building.

How does this differ from a physical apartment inspection?

A physical apartment inspection assesses the internal condition of the lot. The strata records inspection reviews the administrative and financial health of the whole strata scheme. Both are strongly recommended when buying a strata property.

What if the strata manager doesn't provide all records?

The report will note where records were not provided or were unavailable. Under most strata legislation, buyers have a right to access strata records, your solicitor can advise on this.

How long does the records review take?

The review is typically completed within 24 hours of receiving the records. The report is delivered the same day the review is complete.

Should I get this inspection even if the building looks new?

Yes, even new buildings can have building disputes, defect litigation, special levies for remediation, or inadequate sinking funds. The strata records tell you what you can't see from a physical inspection.
