Why does the subfloor matter so much in Long Jetty?
At around two metres above sea level Long Jetty is the lowest-lying suburb on this side of the lake, with water on more than one side, and it is named in the Tuggerah Lakes study as its own overland flooding catchment. Wet ground under a suspended floor keeps timber damp, and damp structural timber is where rot starts. Local reports three years apart both found rotted structural members.

Yes, and it is a recurring Long Jetty story. Added rooms on a low-lying block often sit on lighter footings than the original house, so they move independently. Local reports have recorded settlement cracking in a granny flat wall and an uneven sun room floor. Additions also need checking for whether they were approved and whether the roof and drainage were properly tied back into the original building.
What is the single most useful thing an inspection can tell me here?
Whether moisture is currently reaching structural timber, and whether anyone can actually see the timber that matters. Access restrictions to the subfloor and roof void come up often, and an area nobody inspected is a genuine unknown rather than a clean result.
