What does a pre-completion inspection cover before handover?

We record chipped tiles, doors that bind, grout and sealant gaps, paint marks, joinery that does not close, incomplete external works and anything left unfinished. The output is a written, itemised defect list with photographs that you give to your builder before you accept handover, which is when it carries the most weight.

The builder says they will fix it after handover. Should I accept that?

You can, but put it in writing first. The statutory warranties under the Home Building Act cannot be excluded by contract, and you must give the builder written notice within six months of discovering a defect. A dated inspection report attached to that notice is the clearest record you can have. Verbal promises made at a walk-through are hard to enforce later, particularly once the site team has moved on to the next stage of the estate.
