Chain Valley Bay has the oldest population in this corridor. Does that show up in an inspection?

It does. The 2021 Census recorded a median age of 63 across 1,405 private dwellings, well above anywhere else in postcode 2259. A working colliery is named after the suburb. Should I expect subsidence?

Check the property and do not assume either way. Chain Valley Colliery has operated on this shore since 1960 or 1961 and takes its name from the bay. At the same time, Chain Valley Bay is not shown inside any of the four mine subsidence district maps nearest this postcode, so the approval overlay that applies in the inland valleys does not apply here. The suburb was named in the 2013 bushfires. Does that affect an inspection?

Chain Valley Bay was described as a main concern at the peak of the Ruttleys Road fire in October 2013. That is history, not a rating. Whether land is mapped as bushfire prone today is stated on the section 10.7 planning certificate, and mapped land triggers Planning for Bush Fire Protection requirements at development stage. What an inspection can do is look at the physical detailing: gutter and valley debris, eaves gaps, subfloor and roof void vents, decking, and vegetation against the walls.

Do you inspect for asbestos?

Should I book building and timber pest together?

On older housing near the water, yes. They are separate scopes. The building inspection runs to AS 4349.1 and the timber pest inspection to AS 4349.3, which covers termite activity, existing damage and conducive conditions: damp subfloors, timber in ground contact, stored timber, sleepers and garden beds against the walls. Gardens that have matured over decades collect more of those conditions than a new lot. Both are usually done in the one visit, and a same-day report is the aim, subject to access and availability.
