Kingfisher Shores is a new suburb name. Does that mean new houses?

No, and that catches people out. The name was gazetted on 11 May 2007, when the area was carved out of Chain Valley Bay as a separate suburb. The housing was here before the name was. So the stock shares Chain Valley Bay's history instead of starting in 2007, and a home in this pocket can be considerably older than the suburb it now sits in. The build date comes from the property, not from the gazettal.

How many homes are in Kingfisher Shores?

The 2021 Census recorded 160 people across 76 private dwellings, which makes it one of the smallest named localities in postcode 2259. Seventy-six homes is far too few to produce a meaningful suburb average for anything, and no source publishes a build era, a construction type or defect data for it. Ask your conveyancer, because no published source confirms sewer status for Kingfisher Shores.
