When was Mannering Park built?

Its modern shape dates from the early 1960s. Edward Garth settled the area early, James Vale farmed and logged there from 1911 and commercial fishing followed, which is why the place was once called Vales Point. Then Vales Point Power Station was constructed in the early 1960s along with the associated coal mines, bringing an influx of power station and mine workers and the housing that went with them. A sourced build decade is rare among these villages, and it puts much of the stock inside the pre-1990 asbestos window.

I have read there are old mine workings under part of the suburb. Is that right?

A 2014 newspaper report stated that Mannering Colliery had historic workings under some houses on the western side of Mannering Park, with cumulative subsidence from past workings of as much as 125 millimetres. The report named the western side and no more, so nobody can tell you street by street from public sources. At the same time, Mannering Park is not shown inside any of the four mine subsidence district maps nearest this postcode. Both of those things are true at once.

If a property is not in a declared mine subsidence district, do I still need to check?

Yes, by address. Compensation for subsidence damage is available whether or not land sits in a declared district, but only where the correct approvals were obtained. And four maps is four maps, not an exhaustive survey of every district in the state. The Service NSW property check confirms district status for a specific address in a few minutes, and it is worth doing before you exchange rather than after.

What does an inspector do with that ground movement history?

Reads the building's movement carefully instead of waving it through as cosmetic. Wall and cornice cracking, doors and windows binding, floors out of level, brickwork stepping at openings, and patched or repointed cracks that suggest earlier repair all get recorded with their location, pattern and width. That is what an inspection can honestly do. Where the pattern suggests something structural rather than shrinkage or seasonal movement, the report recommends a structural engineer instead of guessing at a cause.

Is Mannering Park on mains sewer?

Yes. It is one of the eight locations where Central Coast Council operates a sewage treatment plant, which puts it ahead of several neighbouring villages where sewer status is unconfirmed. Connection for the individual property is still worth verifying through your conveyancer, particularly on older lots or where the house has been extended. If the property does run an on-site system, ask the vendor for the approval to operate and any service records.

What else does the lakeside position add?

More attention on water and metal. Corrosion to roof plumbing, flashings and fixings, dampness at wall bases and in the subfloor, underfloor ventilation, where roof water discharges, and falls away from the building.
