Why is Erina Heights inspected so differently from the lake suburbs?
Elevation. At about sixty seven metres it's by far the highest ground in this group of suburbs, and it's largely semi-rural, sitting roughly nine kilometres east of Gosford between the city and the ocean at Terrigal. The shallow water table that dominates Long Jetty and Budgewoi barely applies. Instead the inspector reads the site as a slope problem: how the platform was cut and filled, what's holding the fill, where the water goes on the way down, and whether anything has crept since it was built.
What should I ask about retaining walls in Erina Heights?
Height, age, engineering and drainage. On a stepped site the retaining structures are load-bearing parts of the property even though nobody thinks of them that way. The inspector looks for lean, bulging, cracking, and blocked or missing weep holes and agricultural drains behind the wall. At a nearby Central Coast property our report recorded retaining wall cracking at severity four. Walls above a certain height also need approval, which is a Council records question. If the wall holds up your driveway or your neighbour's yard, treat it as a major item.
Do driveway and path cracks matter, or is that cosmetic?
They matter as evidence. On a graded block, movement in driveways, paths and paving often shows up before movement in the building, because those slabs are thinner and less restrained. The inspector reads the direction and pattern to work out whether fill is settling, whether water is getting underneath, or whether it's simply age. At one Terrigal property nearby our inspector recorded attached garage slab cracking alongside wall cracking. Cosmetic is a conclusion, not a starting assumption.
Is the bush interface a real issue for buyers in Erina Heights?
For an inspection, it changes the timber pest picture and the vegetation management around the building. Trees close to the dwelling, stumps in the ground, leaf litter in gutters and mulch banked against walls all appear regularly in our Central Coast reports as conducive conditions. Bushfire risk is a separate question with its own answer: it depends on the bushfire prone land mapping and any planning conditions on the lot, which come from Central Coast Council and the planning certificate rather than from a building inspection.
The block is on acreage. Does the inspection cover the whole property?
It covers what's agreed. On semi-rural blocks the standard AS 4349.1 inspection covers the main dwelling and the site immediately around it, with outbuildings included where they're specified. Sheds, stables, second dwellings, retaining structures away from the house, dams and tanks all need to be named before the day so the scope and the time allowed are right. How long does a building inspection take on an Erina Heights acreage block?
Longer than a flat suburban block. There's more ground to walk, usually more than one structure, and stepped subfloor spaces take time to get through. A same-day report is still the aim, emailed rather than posted, subject to access and availability. Book early in your cooling-off period, particularly if there's a chance the report will recommend a structural engineer look at a retaining wall or a movement pattern.
