What does cliff-top exposure do to a house at Forresters Beach?

It accelerates everything that involves metal or coatings. Forresters Beach sits between Terrigal and Bateau Bay next to Wyrrabalong National Park, with coastal cliffs, sandstone formations and rock platforms, and a lookout above it at one hundred and thirty two metres. Wind carries salt straight onto the seaward elevation. Roof screws, flashings, gutter brackets, balustrade fixings and window hardware all corrode faster there than on the sheltered side of the same building. Our inspectors have recorded flashing rust and surface rust on guttering at nearby coastal addresses.

What should I ask about a coastal deck and balustrade?

Whether the fixings are still sound and whether the balustrade meets the height and gap requirements that applied when it was built. Coastal decks take the weather and the view at the same time, and the parts that fail first are the ones you can't see: bolts into bearers, post bases in ground contact, and joist hangers. I'm buying in the Forresters Beach retirement village. What changes?

The scope. A retirement village opened here in 2006 on the site of the former Forresters Beach Fun Park, and that's a distinct product from the detached housing around it. In community and strata-titled stock, the roof, the external walls, the shared paths and the common services generally belong to the scheme rather than to the dwelling you're buying. Our AS 4349.1 inspection covers the accessible parts of that dwelling. Everything beyond it is dealt with by the village contract and by any owners corporation or operator records, which are worth getting hold of and reading next to the report.

Is a newer coastal home lower risk?

Lower risk of some things, not of salt. Modern coastal construction should use coastal-grade fixings and material selections, but that depends on what was actually specified and installed rather than on the build date. An inspector checks what's there. Newer buildings also concentrate their defects in workmanship and detailing: flashings, sealant at penetrations, waterproofing in wet areas, and roof plumbing that discharges where it should. Those are the things worth asking about on a house built in the last twenty years.
