Council's Ourimbah Creek floodplain work names Palmdale as the point where the creek passes beneath the Pacific Motorway and the Pacific Highway, so the suburb sits directly on the creek corridor. That makes flood-prone status the first question here, ahead of anything about the building. It shows as a notation on the Section 10.7 planning certificate for the individual lot. Get that certificate before you spend money on anything else. A building report cannot answer it, and we have not read the mapped extents.

What is checked on a rural-residential block here?

The house as standard, plus whatever else you nominate at booking. On a Palmdale block that usually means sheds and outbuildings, fencing and retaining, the driveway and any culvert crossing, and the tank and pump arrangement. The site matters as much as the building: where water arrives, where it leaves, and whether anything has been built up against the house over the years. Settle the list of structures before we arrive.

Can you inspect the whole property in one visit?

Usually, provided we know what is on it. Tell us at booking how many buildings there are, whether they are locked, whether there is stock or dogs, and how the access holds up after rain. Where something cannot be reached safely on the day, the report records it as not inspected and gives the reason. Read those lines first, because they mark the parts of the property nobody has actually looked at.

Where does the tank overflow go?

It is one of the first things to follow on a tank-supplied block. An overflow that has never been connected to stormwater dumps water beside the tank stand every time it rains hard, and if that is close to the house it keeps the ground wet against a wall or under a floor. The same applies to hot water relief valves and air conditioner condensate. Small plumbing items with slow consequences, and cheap to redirect once somebody has pointed them out.

Does the inspection cover the septic system?

No. We report on what is visible, which means surface breakout, odour, soggy ground near the trenches, and how close the system sits to the house and boundaries. A septic assessment is a separate specialist job and Council holds the approval records for on-site wastewater systems. Chase both before you exchange, because a failing or unapproved system becomes your cost the day you settle and it is not a small one.

When will the report arrive?

The aim is to email it to you the same day, though access and availability decide whether that holds. Rural-residential blocks take longer to walk than a suburban house, particularly where there are outbuildings and a long driveway, so book a few days ahead of exchange. Calls about the report are free for twelve months after it is issued.
