What is the ground like in Kangy Angy?
Flat and low, in the lower Ourimbah valley, where the country runs out toward the Tuggerah Lakes side instead of climbing back into the Gosford hills. Flat ground is harder on a building than sloping ground, because water that cannot run away simply sits. Why does ground clearance keep coming up?

We report what is visible: rot, ground contact, insect damage where it can be seen, and framing that has moved. If the sheds matter to you, nominate them at booking so they sit inside the agreed scope before we arrive.
The suburb sits between the Ourimbah valley and the lakes. Does that matter?
It sets the register for the inspection. This is the flatter, wetter end of the district, not the sloping Gosford side, so the priority is standing water, ground clearance and where discharges end up, not retaining walls and cut platforms. If the property is near the creek system, flood-prone status shows on the Section 10.7 planning certificate for the lot. That is a Council document, not something a building report can answer, so get it early.
What does the inspection do about termites?
The building report records conducive conditions we can see, and on a block like this the list writes itself: timber in ground contact, sleepers and fencing in wet soil, mulch banked against the wall, stumps left in the yard, missing ant caps, and low subfloor clearance.
