Is the property in the Ourimbah Creek floodplain?

Council has a Floodplain Risk Management Study and Plan for Ourimbah Creek, whose catchment covers about 160 square kilometres. West of the Pacific Motorway it is largely state forest and rural land, while east of the motorway the catchment is significantly more developed, with residential, commercial, industrial and rural uses together. Whether one property is affected shows on its Section 10.7 planning certificate, and that is the document to get. We have not read the mapped extents and cannot tell you where they fall.

Will a building inspection tell me whether the house has flooded before?

Not reliably. We can report what is visible: staining or tide marks in the subfloor, flooring or skirtings replaced in one area only, corrosion at a consistent height, swollen sheet materials, and repairs that do not match the age of the work around them. That is a set of questions to ask, not a history. The property's flood history is answered by the Section 10.7 certificate, Council records and the vendor's disclosure, and it is worth chasing all three.

What do you look at on a creek-flat block?

Ground level against the building first, then subfloor clearance and ventilation, then the discharge points. Flat, low ground drains slowly, so we follow where the downpipes, tank overflow, air conditioner condensate and hot water relief valve actually end up, because on land like this a discharge that goes nowhere keeps a patch of soil wet all year. Timber close to permanently damp ground is the start of most of what gets written up around here.

The block is on the slope above the creek instead. What changes?

The water is moving rather than sitting, so the questions change with it. On the slopes we look at how surface flow crosses the site, whether the driveway is delivering water toward the house, retaining walls and whether they have drainage behind them, and cut-and-fill platforms where settlement and cracking show up. Ground damp under the house matters less up here. Retaining, batters and where roof water is discharged matter more.

Does the inspection cover termites on a treed block?

The building inspection records the conducive conditions we can see, and on treed creek-side land that list is usually long: timber in contact with the ground, sleepers and fencing in damp soil, mulch and garden beds banked against the wall, stumps left after clearing, missing ant caps, and moisture that never dries out. A timber pest inspection is the separate scope that goes looking for activity and damage. Book both together so the property is opened once.

How long does it take and when does the report arrive?

A standard house takes a couple of hours on site, longer where the block is large, treed, or has outbuildings you want included. A same-day report is the aim, emailed rather than posted, subject to access and availability. Book with a few days in hand and tell us what is on the property when you book.
