An inspection is not a bushfire assessment and cannot give you a Bushfire Attack Level, which comes from a separate assessment against the relevant standard. What we contribute is the visible condition of the ember detailing: gutter and valley debris, unscreened vents and subfloor openings, gaps at the roof line, and combustible material stored against the walls or under a deck.

The property runs on a tank and a septic system. What does the report say about them?

Only what is visible. The tank and its stand, where the overflow discharges, obvious leaks in pump and pipework, and any surface breakout or wet ground around wastewater trenches. It is not a water quality test and it is not a septic assessment, and neither of those should be skipped. Have the water tested and the system assessed by the relevant specialist, and ask Council for the approval records for the on-site system before you exchange.

Are the sheds and outbuildings covered?

If you nominate them at booking, yes. On bush blocks they are usually worth including, because outbuildings collect the ground-contact timber, the neglected roofing and the unapproved additions. We report on visible condition: framing, roof, floor and contact with damp ground. Whether the structure was approved is a Council records question, so have your conveyancer check it before the contract is signed.

How long does an inspection out here take?

Budget more time than a suburban house takes. There is more ground to cover and often more than one building. A same-day report is the aim, emailed rather than posted, subject to access and availability. Mention the driveway condition and any gates or animals at booking so the visit can be planned properly.
