What is different about a ridge-top property?
The trade is flood risk for wind and access. Mount Elliot sits on the ridge between the Narara valley and the Matcham and Holgate valleys, so creek flooding is not the question here the way it is down on the flats. What replaces it is exposure. Roof sheeting, ridge capping, tiles and flashings take more weather up here, and getting to the house means a steep driveway that has to shed water somewhere. Both are visible and both need checking properly.
Is Mount Elliot bushfire-prone?
Council maps bushfire-prone land and the status for a specific property shows on its Section 10.7 planning certificate. Ridge blocks close to bushland are commonly mapped, but the mapping follows the vegetation, not the suburb boundary, so get the certificate for the lot. An inspection cannot give you a Bushfire Attack Level, which comes from a separate assessment. It can tell you the state of the gutters, the vents and subfloor openings, the roof line gaps, and what is stored against the walls.
The driveway is steep. Should I care?
Yes, and more than most buyers do. A steep driveway is a drainage structure whether it was designed as one or not. If the crossfall is wrong or the drain at the bottom is blocked, water runs straight at the garage or the house, and on a ridge block it arrives with some speed. We look at the surface condition, the batters either side, any culvert or grated drain, and where the runoff finally goes. Repairs to steep access are rarely cheap.
What is checked on the roof?
Where it is safe to get on it, the covering itself, ridge capping and pointing, valleys, flashings at penetrations and abutments, and gutter and downpipe condition. From inside, the roof void gets checked for daylight, staining, sarking condition, altered or cut framing and insulation sitting where it should not. On an exposed ridge these details take more weather than they would in a sheltered valley, so lifted capping and loose or slipped tiles matter more here than they would elsewhere.
Is there anything about the ground up here worth knowing?
Ridge and upper-slope sites usually mean a cut-and-fill house platform, and that brings retaining. We look at retaining walls for leaning, bulging and cracking, and for any sign there is drainage behind them, because water trapped behind a wall adds a load nobody designed it for. Cracking inside the house is read against the platform it sits on. Where the pattern points to something structural, the report says to get an engineer instead of guessing.
