What is different about inspecting an acreage property in Holgate?
There is more of it, and more of it sits outside the house. Holgate is the ridge acreage country north-east of Erina, so a typical property brings a long driveway, several outbuildings, tank water, an on-site wastewater system and heavy tree cover, all of which affect the building. Agree the list of structures when you book so the scope is settled before we arrive. The house is inspected the same way it would be anywhere. What changes is everything arranged around it.
Where does the tank overflow go?
On a tank-supplied block this is one of the first things we chase. A rainwater tank overflow that has never been connected to stormwater dumps water beside the tank stand every time it rains hard, and if that is near the house it keeps the ground wet against a wall or under a floor. These are small plumbing items with slow, expensive consequences, and they are cheap to redirect once someone points them out.

Central Coast Council maps bushfire-prone land, and the status for a specific property appears on its Section 10.7 planning certificate. Get the certificate for the lot, because on ridge acreage the mapping varies block by block. An inspection is not a bushfire assessment and cannot give you a Bushfire Attack Level. What we can report is the visible condition of the things that matter in an ember attack: gutter debris, unscreened vents and subfloor openings, gaps at the roof line, and combustible material stored against the walls.
Are the outbuildings and the driveway included?
If you nominate them, yes, and on a Holgate block they usually deserve it. Sheds, stables, carports and pump houses are where ground-contact timber and unapproved work tend to sit, and a long driveway that channels water toward the house or a culvert that has washed out is a real cost hiding in plain sight. The block is heavily treed. What does that do to the house?

A same-day report is the aim, emailed rather than posted, subject to access and availability. Book with a few days in hand, particularly if the property is tenanted, gated, or has stock or dogs on it. Calls about the report are free for twelve months, which is useful on a property with this many separate things to think about.
