FAQs — Erina inspections

Questions we hear about Erina

Is inspecting a townhouse or unit in Erina different from inspecting a house?

Yes, mostly in scope. Erina is the commercial centre of the coast and carries more attached, strata and mixed-use stock than the acreage suburbs around it. In an attached dwelling the inspection concentrates on your lot: wet areas, internal linings, joinery, finishes and whatever accessible space sits inside your boundary. Shared elements such as a common roof space, a party wall or an external facade belong to the owners corporation. Read the strata records alongside the report, because the two documents answer different halves of the same question.

The property is on the creek flats near the commercial strip. What changes?

Flat, low ground drains slowly, so ground moisture and subfloor damp become the priority, along with where stormwater actually discharges once it leaves the downpipes. We look at whether the ground falls away from the walls, whether paving or garden beds have been built up against the building, and whether overflow from air conditioners and hot water systems is going anywhere sensible. On the rising ground toward Matcham and Holgate the questions swing the other way, toward surface water crossing the site and the retaining holding the house platform.

Which parts of an attached dwelling can actually be inspected?

Everything within your lot that is accessible, plus common areas we can safely reach on the day. Cavities behind a party wall, a sealed common roof space, service risers and another owner's interior are outside it. The report names those limits so you are not left assuming they were covered. Read that part first. If a limitation matters to you, it can often be cleared and re-checked, so raise it before you exchange rather than after.

The building looks like it was something else before. Does that matter?

It can. Erina carries mixed-use and converted stock that started life as something other than a dwelling, and conversions are where the interesting work hides: waterproofing added later, wet areas built over an existing slab, services rerouted, and fire separation between uses. We report on what is visible and accessible. What we cannot see is whether the change of use was approved, and that is a Council records question worth asking your conveyancer to run before you commit.

Does a building inspection cover termites?

The building inspection records the conducive conditions we can see, and around Erina that list is usually landscaping-driven: timber in contact with the ground, mulch and garden beds banked against the wall, stumps left in the yard, missing ant caps, and slab edges covered over by later paving or planting. A timber pest inspection is the separate piece that goes looking for activity and damage. Book both together so the property is only opened once and the two reports line up.

When do I get the report?

The aim is a same-day report, emailed rather than posted, subject to access and availability. In a strata property the timing usually turns on the agent and the building manager, not on us, so give yourself a few days before you exchange. If the report raises something you need to discuss with the owners corporation weeks later, calls about it are free for twelve months.
