Is Erina Fair a residential suburb?

Not really. Erina Fair is the shopping centre precinct, and the housing people mean when they say Erina Fair is the residential part of Erina around it. If you are buying a home here, the Erina page is the one that describes the ground you are buying on. This page exists because the address turns up that way in listings and searches, and the inspection itself is booked and run exactly the same regardless of which name the listing uses.

What is the housing like around the centre?

Close to the commercial core it leans toward units, townhouses and other attached stock rather than detached houses on large blocks, and it opens out to conventional housing as you move away from the centre. That changes what an inspection concentrates on and how much of the building falls inside your lot. It also changes which documents matter, because in attached stock the strata records carry information a building report cannot reach.

Is inspecting an attached dwelling different?

The scope narrows. We inspect your lot and the accessible areas around it, with wet area waterproofing, internal linings, joinery and the condition of finishes doing most of the work. Common property such as a shared roof space, a party wall or an external facade sits with the owners corporation and is covered by a strata report from the managing agent, which you buy separately. Read the two together, because each one answers what the other cannot.

The ground here is flat. Does that matter?

It does for anything at ground level. Flat land near the Erina Creek system drains slowly, so we look at where stormwater discharges, whether the ground falls away from the walls, and whether paving or garden beds have been built up against the building over the years. Overflow from air conditioners and hot water systems is worth following too, because a discharge that goes nowhere keeps one patch of ground permanently wet.

What does the report say about areas that could not be reached?

It names them. Under AS 4349.1 a limitation has to be written into the report with its reason, so if a roof void has no access point, furniture blocks a wall, or a service cupboard is locked on the day, the report states that the area was not inspected and why. Those lines are the ones to read first. They tell you which parts of the property nobody has looked at, and most of them can be cleared and re-checked.

How soon will the report arrive?

Book a few days ahead of exchange. Calls about the report are free for twelve months after it is issued, so you can come back to it once the questions settle.
