What is different about a Matcham valley property?

It is the deepest and most enclosed of the hinterland valleys behind Erina, so blocks tend to be large, steep on the sides and shaded. That combination changes the inspection. Can the inspector reach every building on the property?

Nominate the structures you want covered when you book, and mention gates, dogs and stock so we can plan the visit instead of improvising on the day.

Does the driveway matter?

On a Matcham block it can be one of the larger costs on the property and it never appears in the listing. Long unsealed access on sloping ground scours out, culverts block or wash away, and a driveway with the wrong crossfall delivers water toward the house instead of away from it. The site is shaded and enclosed. Is that a problem for the house?

A building inspection reports what is visible: tank condition and stand, whether the overflow is connected to anything, obvious leaks in pump and pipework, and any surface breakout or soggy ground near wastewater trenches. It is not a water quality test and it is not a septic assessment. Have the water tested and the system assessed by the relevant specialist, and ask Council for the approval records, because an unapproved system becomes yours at settlement.
