Can I buy a house at Box Head?
There is no residential housing market at Box Head. It is the headland at the western end of Bouddi National Park, reached by the Box Head and Tallow Beach walking tracks, and it carries no residential zoning at all. The census publishes no dwelling figure for it in either 2016 or 2021. If you are looking on this side of the water, Hardys Bay, Killcare, Killcare Heights, Wagstaffe and Pretty Beach are the nearby villages with actual housing stock, and we inspect in all of them.
Why write a page at all if there is nothing to buy?
Because Box Head has a postcode, so it turns up in searches, and a page that invented a housing market here would be the least useful thing we could publish. We would rather tell you plainly that the locality is national park and point you to the villages next door. If an agent has listed something as Box Head, the address almost certainly sits in Killcare or Hardys Bay, and that is where the inspection would happen.
Do you inspect anywhere near Box Head?

What would an inspection at Box Head involve if a structure did exist?
Exposure, and then access. A building on an ocean-facing headland takes salt-laden wind on every elevation, so metal roofing, flashings, fixings and coatings age faster than the same materials a kilometre inland. Category 1 bushland runs to the boundary, which puts gutters, vents, deck framing and weather seals in the frame. Then there is the practical question of getting equipment to the site at all, which changes both the inspection and the cost of any repair that follows.
What does a Bouddi village inspection actually cover?
The building inspection follows AS 4349.1 and covers the accessible parts of the building and the site, including sheds, decks and other structures inside the boundary. On this side of the water the report tends to concentrate on the subfloor, the roof void, wet areas, external timber and the drainage path around the house. A timber pest inspection under AS 4349.3 is a separate scope. We will tell you whether we think it is worth adding on the property you are looking at.
How quickly can you get out to the Bouddi villages and report back?
The aim is to email the report on the day of the inspection, subject to access and availability. On the Bouddi side, access is the part that most often sets the timing, since holiday-let key handovers, locked gates and steep driveways all take arranging. Tell us your cooling-off or settlement date when you book and we will be straight with you about whether we can meet it. Questions about the report afterwards are free for twelve months.
