Questions we hear about Killcare

Killcare has original cottages next to big rebuilds. Does that change the inspection?

It decides the inspection. Over the last thirty years a lot of the village's fibro cottages have been demolished and replaced with substantial new houses, so one street can carry two completely different building stories. A new build raises questions about waterproofing, finishes, site drainage and whether the work was completed properly. An untouched weekender raises questions about asbestos-era sheeting, subfloor ventilation, roof frame condition and decades of deferred maintenance. Tell us which one you are buying and the report concentrates there.

A lot of Killcare houses sit empty most of the year. Why does that matter?

Killcare has the highest proportion of unoccupied dwellings of any locality around this peninsula, close to half on census night. Houses that are shut up for weeks do not get aired, so moisture sits where it lands, seals dry out and perish, and roof plumbing fills with leaf litter nobody clears. Small leaks run for a whole season before anyone notices. The report separates that kind of deferred maintenance from genuine structural concerns, because the two get priced very differently.

Killcare backs onto Bouddi National Park. What does that add?

Bushfire exposure and bushland debris. Much of the locality is mapped as bushfire prone with Category 1 vegetation, and the Rural Fire Service rates this precinct at the higher end, so the status of a specific lot belongs on your Section 10.7 certificate. What the inspection covers is what can be seen: leaf litter in gutters and valleys, subfloor and roof vent condition, deck and stair framing, weather seals, and combustible material stacked against the house.

There is one road in and out. Should that worry me?

Council's foreshore flood planning for this part of the coast records that over-floor flooding is unlikely here because of floor levels, but that flooding can affect evacuation routes, and the public wharf on Araluen Drive is designated as a Neighbourhood Safer Place. A village whose designated refuge is its wharf tells you how the road behaves in bad weather. None of that is a building defect and none of it appears in our report, but it is worth knowing before you buy.

Should I add a timber pest inspection at Killcare?

On an older cottage backing onto bushland, usually yes. Termites follow moisture and cover, and a shaded house with timber steps or garden edging in ground contact, poor subfloor ventilation and leaf litter against the walls offers all three. A timber pest inspection runs under AS 4349.3, a separate standard covering activity, damage and the conditions inviting it. We can normally carry out both inspections in the same visit, and the building report will tell you whether we think it is warranted.
