Is Pretty Beach only exposed to tidal water?
No, and a page that mentioned only the tide would miss half of it. Pretty Beach sits at about two metres above sea level with the highest estuary design level of the gauged points around these bays, so tidal water is real. It also has its own catchment plan for Turo Creek, which describes a very steep catchment with escarpment slopes around thirty to fifty per cent, flash flooding from the upper catchment, and waterfalls developing over the cliffs during storms.
What should I look at on a creek-side Pretty Beach property?
The things that decide whether water goes past the house or into it. The Turo Creek plan names the road culverts, the limited capacity of the creek itself and the blockage of private pedestrian bridges as the controlling factors, which makes any private crossing, culvert or grated drain on the property something to inspect rather than admire. Our inspectors record their condition, whether they are clear, and how the ground falls around the building on the approach and the exit.
How does the low elevation at Pretty Beach affect the house itself?
It brings moisture up as well as in. On ground this low the water table sits close, so subfloor ventilation, clearance between soil and bearers, and where each downpipe discharges carry more weight than they would on a hillside. Timber near ground level is where fungal decay shows first, and it is treated as a conducive condition rather than a defect on its own, because it tells you moisture is reaching timber that should be dry. The report explains what appears to be feeding it.
There is a fair bit of filled ground at Pretty Beach. Does that matter?
Yes, and it shows up in a particular way. Pretty Beach carries one of the higher proportions of mapped anthropogenic fill around these bays, along with some organic estuarine ground. Fill settles differently from natural ground, so the signals to watch are stepping between slabs, separation at paving and driveways, cracking that steps in a consistent direction, and doors that bind on one side of the house only. Our inspectors measure the cracks, note where they run, and say in the report whether the movement looks like something that finished years ago or something still going on.
Around forty per cent of Pretty Beach homes are empty. Why does that come up?
Because empty houses fail differently. Two in five dwellings at Pretty Beach were unoccupied on census night, which reads as holiday and weekender use. A house shut up for weeks gets no ventilation, seals dry out and perish, roof plumbing fills with leaf litter, and a slow leak runs for a season before anyone sees it.
