FAQs — Point Clare inspections

Questions we hear about Point Clare

What is the main thing to check on a Point Clare property?

What is happening under the floor and where the water goes. Point Clare sits on the narrow shoreline shelf between Point Frederick and Tascott, with the slope rising behind and the rail line through it, and that setting brings damp ground, restricted subfloor clearance and site drainage to the front of the list. That is what we look for on shoreline blocks here. It is not a claim about any particular house, and it is where the inspection time is best spent.

The house has a timber floor. What does that change?

It puts the subfloor at the centre of the inspection. A suspended floor needs air moving under it and a clear gap between timber and soil, and on shoreline blocks that gap is easily lost to added paving, garden beds, a later deck or years of yard levels rising. We check clearance, whether the vents are still open and effective, the condition of stumps, bearers and joists, corrosion on metal fixings, and any plumbing running through the space, because a leak down there compounds everything else.

Are the retaining walls part of it?

Where they are on the property and can be safely reached, yes. We report visible condition: leaning or bulging, cracking, whether there is drainage or weep at the base, and rot or corrosion in the materials. What is behind a wall and how it was built are not visible, and walls over a certain height should have been engineered. On the blocks cut into the slope here, anything holding up the house platform deserves a specialist opinion alongside the report.

Does salt air reach this far up the estuary?

It does. Corrosion on roofing, guttering, flashings and window hardware turns up well away from the open ocean on this coast, and Point Clare sits on the water. It is slower than beachfront exposure but it is the same process, so the metal gets the same attention here that it would on the open coast. Fixings, gutter brackets, garage door tracks and window hardware are where it shows first, usually before anything structural.

What stops the inspector getting under the house?

Clearance, blocked or paved-over access hatches, standing water, stored goods, and live wiring. Any of them can put a subfloor out of reach. Where that happens, the report records the subfloor as not inspected and explains why, which is what AS 4349.1 requires. That line earns its place. It marks the part of the house nobody has looked at, and on a shoreline block that is often the part with the most to say.

When do I get the report?

Same day is the aim rather than a guarantee, emailed rather than posted, and it turns on access and availability. Access usually decides the timing, not the work itself, so book with a few days in hand and let us know if the property is tenanted or the subfloor access is likely to be blocked. Calls about the report are free for twelve months after it is issued, and most buyers use them once they start pricing what the report raises.
