On a slab-on-ground house, the edge of the slab is meant to stay visible so that termite activity coming up from below has to show itself. Paving, a raised garden bed, added render or a later concrete path over that edge gives termites a hidden route straight into the wall frame. It is one of the most common things we flag, and it is usually the result of landscaping added years after the house was built.

Can I do anything before the inspection to get more of the house covered?

Yes, and it makes a real difference. Unlock the roof manhole and clear whatever is stored beneath it, open the garage and move goods off the walls, clear the subfloor access, and cut back any shrub growing hard against the external walls. Every one of those turns a 'not inspected' line into an actual finding.

Should I be worried about asbestos in an older home here?

Homes built or renovated before the late 1980s may contain asbestos materials anywhere in Australia, commonly in eaves, wet area sheeting, fences and old vinyl. A visual inspection can note materials that appear to be asbestos, but only laboratory testing confirms it. If the report flags suspected material, the next step is a licensed assessor rather than a hardware store respirator.
