Is Daleys Point low-lying like the Woy Woy peninsula?
No, and that matters for what the report concentrates on. Daleys Point sits on the Bouddi peninsula, sandstone ridge country rather than the flat sand plain across the water, so the persistent high water table that shapes a Woy Woy or Booker Bay inspection is not the story here. What replaces it is slope: retaining walls, cut-and-fill building platforms, steep driveways, stormwater that has to be taken somewhere, and footings that meet rock at awkward depths.
There are units at Daleys Point as well as houses. What changes?
About one in five dwellings at Daleys Point is a flat or apartment, which is unusual for a locality of this size. In a unit, most of what we inspect sits inside your lot: wet areas, the balcony and its membrane, joinery, finishes and the weather seal where the balcony door meets the floor. The building itself, the roof, the facade and the common drainage belong to the owners corporation, and a strata report from the managing agent covers those. The two documents are best read together.
What do you look at on a steep driveway or entry?
Cracking and movement first, then where the water goes. A steep driveway is usually sitting on filled ground, and fill settles differently from natural ground, so separation at the garage slab, stepping between slabs and tilted edges tell you something is moving. After that we follow the water: surface falls, grated drains, whether the driveway sheds run-off into the garage or away from it, and where the downpipes and any cut-off drain finally discharge.
Is Daleys Point flood-prone?
No flood study we could find names it. Daleys Point is not listed in Council's Woy Woy peninsula adaptation study, not on Council's tidal flooding list, and not inside the Empire Bay catchment flood study area, so we will not make a flood claim about the suburb. That is different from saying a particular lot is clear. The Section 10.7 planning certificate is the document that records flood-related restrictions for the address, and it is worth reading before you exchange.
Daleys Point backs onto national park. Does bushfire come into it?
Parts of it are mapped as bushfire prone land, including Category 1 vegetation and buffer, so the status of a particular lot is recorded on its Section 10.7 certificate. A Bushfire Attack Level assessment is a separate exercise, usually triggered when you build or add. What the inspection reports on is what can be seen: leaf litter in gutters and valleys, deck and subfloor framing, vent and weather seal condition, and combustible material stacked against the house.

We aim to email it on the day of the inspection, subject to access and availability, so it arrives while you still have room to negotiate. Tell us the date you are working to when you book. If you are buying a unit, ask the agent for the strata records at the same time, because the two documents answer different questions and a defect that belongs to the owners corporation is not one you can fix yourself.
