How low is Booker Bay, and what does that mean for a house here?

Booker Bay sits at roughly three metres above sea level, the lowest of the mainland peninsula suburbs. Central Coast Council lists it among the places where high tides already cause minor flooding in low-lying streets, and Council's Woy Woy Peninsula Climate Change Adaptation Study names it an area of special concern. On the ground that means the water table is close, so surface falls, downpipe discharge points and subfloor ventilation carry more weight here than they would three kilometres inland.

Booker Bay is mostly duplexes and villas. Does that change the inspection?

It changes who owns the problem. Around forty per cent of the dwellings here are semi-detached, row or townhouse stock, well above the state figure, so a defect often sits on a boundary rather than inside it. Party walls, shared stormwater lines, common driveways and roof junctions between attached dwellings all need someone to be responsible for them. The inspection covers your lot and tells you what it can see; where the property is strata titled, a strata report from the managing agent covers the common property and is bought separately.

Is damp in the garage or under the floor normal in Booker Bay?

None of it is dramatic on any single day, which is why deferred maintenance shows up so clearly on a report. Each corroded item is photographed and described so you can tell what needs doing now from what can wait a few years.

Should I add a timber pest inspection in Booker Bay?

On the peninsula it is usually the sensible add-on.
