Does the Woy Woy peninsula flood information apply to Empire Bay?
No, and using the wrong document is an easy mistake here. Empire Bay sits on the Bouddi side of Brisbane Water and has its own adopted study, the Empire Bay Catchment Flood Study, which covers local rainfall flooding across low-lying land in Empire Bay and Davistown. It records that Brisbane Water overflow from ocean storms floods low areas to depths around half a metre, with levels rising and falling over several hours, and that the worst local flooding comes from a two-hour storm.
What should I check on a low-lying Empire Bay property?
Start below the floor. On a flood-affected site the materials sitting under and around floor level are the ones that record what has happened: subfloor timber, wall linings near the base, insulation, and anything storing moisture against the frame. Then look at the path water takes across the site, since Council also names Empire Bay among the places where high tides already cause minor flooding in low-lying streets. Surface falls, downpipe discharge and drain capacity all get checked and photographed.
Empire Bay was subdivided a long time ago. What sort of housing stock is here?
Empire Bay was subdivided in 1905, the earliest in this part of the coast, and was originally called Sorrento before the name changed in 1908. Today it is overwhelmingly detached housing, more than nine in ten dwellings, with a younger median age than its neighbours, so you see a long spread of building eras on the one street. That means the inspection has to place the house first. A pre-war cottage, a 1970s brick home and a recent rebuild raise entirely different questions.
Should I worry about asbestos in an older Empire Bay house?
Treat it as something to identify rather than fear. Fibre cement sheeting was standard across this region through the post-war decades, so on any pre-1990 house it is reasonable to expect some. An inspection identifies suspected asbestos-containing material by sight, records where it is, and describes its condition, which is what you need to plan a renovation or a budget. Confirming the material takes a licensed sample and a laboratory test, a separate job we can point you towards if the report suggests it.
Is a timber pest inspection worth adding at Empire Bay?
On low, damp estuarine ground it usually is. Moisture is what makes a property attractive to termites, and the same conditions that produce a musty subfloor here also produce timber in ground contact, poor ventilation and decay in framing near the ground. A timber pest inspection runs under AS 4349.3, a separate standard from the building inspection, and covers activity, damage and conducive conditions.
