Woy Woy Bay is mostly national park. What sort of homes are actually here?

More than people assume. Around two hundred dwellings sit here, almost all detached, in a small community on the bay with a community hall, public reserve and wharf, with Taylor Street as the main thoroughfare. What is unusual is the balance: national park zoning covers most of the locality and residential zoning covers only a sliver. So it is a real settlement, but a tightly constrained one, and that constraint shows up in access, block shape and what you can do with a site.

Does a Woy Woy Bay inspection cover a jetty or boatshed?

Structures inside the property boundary are included, and on this foreshore that often means a jetty, a ramp, a boatshed or a retaining edge. Marine timber and metal age quickly in tidal water, so each structure is photographed and its condition described, including decking, bearers, piles where they can be seen, and fixings. Anything sitting on public land or requiring a separate licence is a title and consent question for your conveyancer rather than something the building report can settle.

There is a quarry inside Woy Woy Bay. Should I ask about it?

It is a reasonable question and the answer belongs with the vendor and Council rather than in a building report. A working quarry sits within the locality, which raises the usual neighbour questions about vibration, dust and heavy vehicle movement. There is one road in. Does that matter?

For evacuation, more than for the building. Council's foreshore flood planning for these bays records that over-floor flooding is unlikely because of floor levels, but that flooding affects local and arterial roads and therefore evacuation, with the railway underpass named as a key example. The public wharf on Bassan Street is designated a Neighbourhood Safer Place, which tells you the settlement's fallback is the water. That is a liveability and insurance matter to weigh alongside the building report.

The bush comes right up to the houses. What does that add?

Nearly all the land here is mapped as bushfire prone with a high proportion of Category 1 vegetation, and the Rural Fire Service rates this precinct at the higher end. The status for a specific lot is recorded on its Section 10.7 certificate, and a Bushfire Attack Level assessment is separate work usually triggered by building. The inspection reports on visible condition: gutters and valleys full of bushland debris, subfloor and roof vents, deck framing, weather seals, and stored combustibles.

How much of a steep foreshore house can you inspect?

Most of it, and the report is explicit about the rest. AS 4349.1 covers accessible areas, so a subfloor that can be entered safely gets entered, and one where the ground falls away or the clearance is too tight is recorded as restricted, with the reason stated.
