Central Coast Council's adopted Woy Woy Peninsula Floodplain Risk Management Study (DHI Pty Ltd, adopted 2023) describes the peninsula as a flat sand plain sitting over a shallow sand aquifer, and records that in very wet periods the water table can rise high enough for water to stay on properties for several weeks. That is standing groundwater rather than run-off, and it changes what matters on a Woy Woy block. Subfloor ventilation, ground clearance and where the downpipes actually discharge get checked closely here, and you get told the condition each one is in.

It changes where the attention goes. Woy Woy grew slowly around a station that opened in 1889, so an original fibro cottage often sits beside a later duplex or villa built on a subdivided lot. Older stock raises questions about asbestos-era cladding and the age of the roof frame. Attached infill raises questions about party walls, waterproofing and who owns which stormwater line. Fibre cement sheeting was standard on this peninsula through the post-war decades, and it still turns up in eave sheeting and external wall cladding. An inspection identifies suspected asbestos-containing material by sight, records where it is and notes what condition it is in, so you can plan around it. Low-set floors and tight roof voids are common here, and some of them cannot be entered safely. The report states which areas were accessed, which were not and the reason, so you can see exactly where the limits fell.
