FAQs — Koolewong inspections

Questions we hear about Koolewong

A bushfire went through parts of Koolewong in December 2025. What does that mean for buyers now?

Sixteen houses were destroyed and nine damaged in the fire of 6 December 2025, with homes lost on Johns Road, and the great majority of the suburb was untouched. For a buyer today that means two things. Some properties on the market are new builds or rebuilds, where the questions are about completion quality, waterproofing and site works. Others are existing homes near the fire ground where a current Bushfire Attack Level assessment and the condition of ember-vulnerable detailing matter more than usual.

Koolewong blocks are steep. What does the inspector look at?

Support and water, in that order. Koolewong runs as a narrow strip between the rail line and the hillside, which produces steep driveways, pole and post subfloors, retaining walls and elevated decks. Our inspectors check post and bearer condition, footings where they can be reached, retaining wall alignment and the drainage behind it, and decay in timber close to the ground. Then they follow the stormwater: surface falls, cut-off drains, and where the downpipes actually discharge on a sloping site.

Does being close to the railway line at Koolewong matter?

It is a fair question to ask, and it belongs in the report as an observation rather than a verdict. Koolewong has had a station since 1920 and much of the housing sits close to the line, so vibration, noise and the condition of any retaining structure between the property and the corridor are reasonable things to want looked at. Our inspectors record what can be seen. Noise measurement and rail corridor questions sit with other specialists and with the vendor's disclosures.

What should I ask about a rebuilt or newly finished Koolewong house?

The same things you would ask of any new build, plus a few specific to this ground. Site drainage and where run-off is directed, the condition and detailing of retaining structures, waterproofing at wet areas and any balcony, the completeness of external cladding and flashings, and whether the finishing work was actually finished. If the house was built to a Bushfire Attack Level, ask for the assessment and the certification, because that paperwork follows the property and matters at resale.

Is bushfire the only hazard worth checking at Koolewong?

No. Koolewong sits at the foot of the Brisbane Water escarpment with water in front and bush behind, so the foreshore side of the suburb carries an estuary flood planning level as well, and the low, flat pocket near the water inspects differently from the hillside above it. Slope, drainage and bushfire dominate up high; ground moisture, foreshore structures and site drainage dominate down low. Give us the address and we will tell you which set of questions applies.

How quickly can you inspect in Koolewong and report?

We aim to email the report on the day of the inspection, subject to access and availability, so you have it inside the cooling-off period. Tell us the date you are working to when you book, and mention if the driveway is steep or the access is gated, since that changes how the visit is planned. After the report is issued, calls about what it found are free for twelve months, which helps when you are getting quotes.
