What makes Blue Bay different from the suburbs around it?

Its size and its position. Blue Bay covers about 0.6 square kilometres on the peninsula between Tuggerah Lake and the Pacific, roughly two kilometres south of The Entrance. That means salt-laden air from the east and a lake water table from the west, over a footprint you can walk across in minutes. Most suburbs on this coast get one of those two problems. Blue Bay gets both. An inspector works the seaward elevations for corrosion and coating failure, then looks hard at what the ground is doing under the floor.

Do you have inspection records for Blue Bay?

The nearest properties we've inspected are in Long Jetty and Killarney Vale, a couple of kilometres away, and those reports found wet subfloor ground, rotted structural timber, drainage that ponded against walls and rust on guttering. How does salt air damage a house in Blue Bay?

It works slowly, and from the outside in. Coatings on the seaward elevation chalk and break down, and once the coating fails the substrate underneath starts working. Is a timber pest inspection worth it this close to the beach in Blue Bay?

Yes. Salt exposure doesn't remove timber pest risk, and the lake side of this strip stays damp. Our inspections at Long Jetty recorded high termite risk from the environmental surrounds along with wet subfloor conditions, and at Chittaway Bay the inspector found timber sleepers, stumps and no access under decking. Booking building and pest together also means the subfloor and roof void get opened once, for both purposes, which usually produces a better result than two separate visits.

The house has been recently renovated. Do I still need an inspection?

Especially then. A renovation covers things up, and the inspector's job includes working out what's behind the new finishes. At a nearby address our report noted patched wall cracks, which tell you a crack existed and was covered rather than that the movement stopped. New paint over a seaward wall, new tiling in a wet area, or new decking with no clearance underneath all limit what can be seen and are worth asking direct questions about. The more recent the work, the more there is to ask about.
